How Does the Age and Condition of My Roof Affect My Insurance Rates?
Your roof can affect more than your home's appearance. Its age, condition and materials can influence what you pay for homeowners insurance and how much your policy pays after covered storm damage.
For homeowners in Katy, Cypress, Houston and Corpus Christi, understanding those differences can help you ask better questions before renewing your policy or shopping for insurance.
How roof age affects homeowners insurance rates
The Texas Department of Insurance lists roof age and roofing material among the factors insurers use to calculate premiums. Your location, claim history, home replacement cost and other factors also matter. Each company prices coverage differently, so there is no universal roof age that automatically causes a particular increase.
A newer roof may qualify for discounts with some carriers. However, replacing your roof does not guarantee a lower total premium: broader rate increases and other changes can offset potential savings. Ask your agent to explain how your roof is being rated and whether the installation date on your policy is correct.
Roof condition matters, too
An older roof in well-maintained condition is different from one with missing shingles, damaged flashing or unresolved leaks. TDI explains that an insurer's inspection findings can affect pricing and eligibility.
In a September 29, 2026 clarification, TDI stated that insurers cannot decline or refuse to renew a Texas homeowners policy solely because of the age of the home or roof. They may still consider its physical condition. That makes documenting your roof's actual condition especially useful.
If you notice leaks or visible damage, schedule a professional inspection and address recommended roof repairs before small problems grow.
Check your roof coverage, not just the premium
Roof age can also affect the settlement terms of your policy. At renewal, some companies change aging roofs from replacement cost coverage to actual cash value coverage.
Replacement cost coverage generally uses current repair or replacement costs for covered damage, subject to your deductible, policy limits and terms. Actual cash value coverage subtracts depreciation for age and condition, which can leave you paying substantially more out of pocket.
A lower-priced policy may offer less protection. Ask your agent about roof exclusions, depreciation and your wind or hail deductible before comparing quotes. Ordinary aging and wear alone are not reasons an insurer pays for a new roof.
